  PROGRAM GUIDELINES/ REQUIREMENTS


  • No active, discharged, on-gong, or pending Bankruptcy for Foreclosure in the last 12 months
  • No medical collections over $2000, of non medical collections over $1000 (combined, cannot exceed $2000)
  • Any judgments, collections (exceeding allowed amount) or tax liens need to be addressed prior to closing.
  • No Felonies or crimes of moral turpitude on criminal background check.
  • Rehab money held in an escrow account.  
  • Rehab draw requests required to receive rehab funds.

  • ​$650 Non-refundable deposit for property valuation
  • Less than 680 FICO - 6.5% origination Fee and 18% interest
  • Greater than 680 FICO -5.5% origination Fee and 15% interest.
  • Broker Fee paid to AMB Business Solutions is $500
  • Minimum orgination fee Paid to Lender is $4950 or 5.5% and $5,500 for 6.5%
  • 5 Months interest only payments upfront, can sometimes be financed
  • $1320 Lender Fees for Processing, compliance, loan servicing, doc prep, etc.
  • $1,600 Single Purpose Entity ($800 non-refundable deposit due prior to closing to start process)
  • $150 per Rehab Inspection Fee 
      
  LOAN STRUCTURE AND SPECIFICATIONS

  • ​Max Loan Amount - 5 Million
  • No minimum  loan amount as long as the after repair value for the property is at least $75,000
  • LTV set at 70% unless deductions are applied due to risk layers for the property and area
  • LTV cannot fall below 50% - If so we will not be able to lend on the property due to risk.
